Eoin Conway, Managing Director

As Managing Director at Estama UK, Eoin is responsible for all administrative and operational functions of the business, overseeing all departments to ensure a combined approach to achieve successful returns on the assets and properties

With over 15 years’ experience as a Chartered Accountant in the property sector, coupled with his engineering and maths education, Eoin’s financial expertise sees him work closely with the Estama teams to manage the risk across the portfolio, including underwriting, stakeholder reporting, regular business plans and general portfolio analysis. Eoin ensures the service provided by Estama is best-in-class for our clients. Eoin chairs the weekly board meetings covering all matters in asset and property management.

Prior to becoming Director of the Estama group companies, Eoin previously worked as a risk analyst with a commercial lender. In this role he was involved in the business management of the UK loan book comprising c. £20bn of commercial investment and development loans, spanning all sectors, including but not limited to, leisure, retail, residential and office.

Eoin developed his expertise working with a private investor on commercial and residential assets located in the UK, France and Ireland. In this role, he was involved with the management and financing of c. £400m of commercial property and development and management of c. £40m residential property.

In his spare time Eoin enjoys/endures all things Irish sport and music. His sons and dog keep him otherwise busy and entertained.

James Taylor Senior Asset Manager

James is responsible for the asset management of several shopping centres across the UK. Prior to joining Estama, he has spent 10+ years working for and with numerous public sector bodies, including the NHS and Network Rail. Across all his portfolios he has attracted major retailers to the public estate for the first time, helping them navigate governance and compliance requirements whilst maximising returns for the public purse.

When the government bought the UK train estate back in house following Covid-19, he worked directly with Department for Transport contract managers to deliver £4.5m pa commercial income under a stringent Opex budget on the Greater Anglia train network.

At Network Rail he was responsible for lettings at major London and national train station, within a retail team managing an overall rent roll in excess of £200m pa. He was part of the team that developed and let 82 retail units at London Bridge station during its transformational £1bn redevelopment. Here he worked closely with the council on a first of its kind Affordable Retail scheme to ensure a place for local retailers within the regenerated station.
Prior to this, he was part of a team that developed and implemented an estate-wide masterplan for the Royal Free NHS trust at a time of significant cost pressure, crystallising around £50m of asset value from land sales and commercial arrangements.

George Grimes, Head of Property Management

George has 15 years’ experience in the retail property sector and oversees the 20+ strong ESTAMA PM Team, were he holds overall responsibility for the delivery of property management across ESTAMA’s managed portfolio.

George personally handles the management of the 750,000 sqft Clyde Shopping Centre, the 120,000 sqft Regent Walk Shopping Centre and the 100,000 sqft Carlton Lanes Shopping Centre.

George has extensive experience in retail having managed 27 x shopping centres, ranging from regional destinations such as St George’s in Harrow, and The Harvey Centre in Harlow to community shopping centres such as Thamesgate in Gravesend, and Aberafan Centre in Port Talbot.

George has extensive experience in the leisure sector having managed a variety of leisure developments from national destinations such as Scotland’s 350,000 sqft X-Site Centre in Braehead, to Fiveways Leisure in Birmingham which houses Birmingham’s largest nightclub and is the city’s core leisure destination, and The Hive in Stoke the cities core leisure offering. As well as 10 x leisure parks across the UK.

Also an active member of the Revo Property Management Committee providing strategic advice, support, and guidance on the property sector to both government groups, and the wider property sector. George is currently leading the Revo strategy on employment in the property sector to improve diversity and inclusion.

Prior to joining ESTAMA George was a Director at MAPP Property Management launching and leading their London Retail Property Team, before which George held positions at both Savills and LPAM.

Hazel Leung, Financial Accountant

As Financial Accountant at Estama UK, Hazel is responsible for management of the financial reporting and statutory compliance for a number of SPVs involved in the acquisition and disposal of numerous assets, which bring with them their own accounting and due diligence competencies. She is responsible for the third party accounting side of the ESTAMA business model and is in
regular contact with clients to maintain good working relationships.

Hazel works closely with the property and asset management team to align clients’ business goals and statutory reporting requirements. Her routine role includes preparation of quarterly and yearly management accounts, IPD reporting, handling VAT and other HMRC matters, participating in audit and other external statutory reporting process as well as supporting clients’ other financial requests.

With over fourteen years of accounting & auditing experience, Hazel’s accounting knowledge allows her to look after the financial accounting for client assets and liaising with them on a day-to-day basis.

Before joining Estama UK in September 2021, Hazel worked for a few listed companies in the venture capital investment, pharmaceutical and tech start-up sectors. Hazel’s experience in investors relationship management also benefits her client facing work in Estama.

Ross Campbell, Head of Asset Management & UK Investment and Transactions

Ross 20+ years’ experience in the retail & leisure property sector and is responsible for the asset management of various large retail and leisure assets, he oversees the asset management team and is Head of UK Investment and Transactions.

He has extensive experience in retail & leisure leasing, investment, and excellent retailer & leisure contacts.

Ross currently is the asset manager for Clyde Shopping Centre, the 750,000 sq. ft scheme is a sub-regional centre for West Glasgow and has seen an increase in tenants during the last 3 years bucking the national trend. In Clyde we have been successful in securing funding for the first disabled changing host in the area and are working up a further leisure extension.

He is also Asset Manager on The Meadow shopping centre in Chelmsford, where the client is looking to develop a new leisure and retail scheme.

Leasing highlights include working on the repositioning of The Street at Westfield Stratford after the Olympics. Advising on over a million sq. ft of retail warehousing, Fort Birmingham, Monk Cross York, Lakeside Retail Park and advising Uniqlo on their entrance to the UK.

So far during his career he has advised on over £2.7b of shopping centre purchases or disposals including the disposal of Grand Central Shopping Centre in Birmingham, achieving a record 3.75% yield and £345m c. £100m above the client’s valuation.

Ross is married with two kids and spends his weekends trying to keep fit and tire out his dog.

Mansing Awotar FCCA, Head of Finance

Mansing has over 15 years’ experience in Real Estate accounting and is currently responsible for the group financial accounting as well as managing the finance team overseeing the property and financial reporting for third-party clients.

He has considerable experience in corporate accounting, statutory reporting, tax, audit and assurance and financial reporting. Mansing has previously managed teams up to 12 accountants for portfolio values up to £3.0bn. The biggest single budget in his portfolio was over £10m.

Mansing is currently overseeing the financial reporting for over 40 companies (SPVs/LLPs/LTD COs) for the group and managing the finance team responsible for third party client reporting.
Mansing started his career as property accountant working on mainly commercial portfolios within the UK and has vast experience in property management accounting and client reporting.

He has also been dealing with overseas clients, offshore companies, pension funds and REITs (Real Estate Investment Trusts).

Prior to Estama, Mansing has worked at Land Securities Plc where he has gained valuable experience in the retail and leisure property sector.

James Nelson, Associate Property Management

James is one of the Senior Property Managers within the ESTAMA property management team. Currently leading on the day-to-day management of the 750,000 sq.ft. Clyde Shopping Centre, the 300,000 sq.ft. Motherwell Shopping Centre and the 300,000 sq.ft. Aberafan Shopping Centre.

James brings a wealth of experience to ESTAMA having worked for 25+ years within the Retail & property Sectors across the UK, New Zealand and Australia for both property owners and Agencies.

James joined ESTAMA after relocating to the UK having previously been Director of Property & Asset Management for JLL Australia, responsible for a portfolio of retail, commercial & office assets across Melbourne, Victoria and South Australia.

Prior to JLL, James spent 15 years with Westfield in New Zealand as a Regional & Centre Manager running a portfolio of Westfield Shopping centres nationally and oversaw the major redevelopment of a number of schemes, as well as asset disposals and acquisitions. James has previously served on various Business Association Boards and was the Westfield representative on the national Shopping Centre Committee for the New Zealand Property Council.

Sandy Nimmo, Investment Analyst

Sandy is a Chartered Surveyor and has worked within the retail property sector for over 5 years, previously at Intu Properties and Savills and has been with ESTAMA since December 2021.

At ESTAMA he supports the Asset Management team in the production of annual business plans and reporting on asset performance, the preparation of compliance updates relating to agreed loan covenants and the analysis of tenant sales data and calculation of turnover rents.

In addition, his skills are employed in ad-hoc analytical tasks. For example, the review and analysis of income streams for portfolio valuations and scenario testing for asset disposals.

He worked within the Development team at Intu and provided ongoing analysis of large-scale development projects, including a proposed leisure redevelopment at The Broadmarsh Centre in Nottingham and feasibility studies for a leisure extension at Merry Hill Shopping Centre in the West Midlands. These involved building and maintaining financial appraisals, managing cost budgets and reporting on progress both internally and to external development partners.

He broadened his experience at Savills combining his surveying and analytical proficiencies in the co-ordination of the collection of tenant arrears, taking into account any waivers or deferments agreed by the Client. He also carried out a full lease audit to ensure the data within the property management system is accurate.

Andy Conway, Asset Manager

Andy has 10 years experience in the retail property sector and is responsible for the asset management of 5 Shopping Centres across the UK.

Andy is currently responsible for all the asset management at Thamesgate Shopping Centre located in central Gravesend. Whilst managing all lease events and vacant properties he is also working with architects to establish the feasibility of a residential development within the ownership of the shopping centre.

He works closely with Torbay Council following their recent purchase of the Fleet Walk retail scheme in Torquay town centre. He is the asset manager on the 128,908 sqft scheme where Estama has recently secured vacant possession from a number of tenants to undertake a key letting to Vodka Revolution expanding the leisure offering. He is therefore well versed in the reporting procedures required from Torbay Council.

In the last 5 years he has been involved with the purchase and sale of 5 retail assets and in excess of 15 industrial and office assets. He has also been involved in the development of a 110,000sqft retail park in Basingstoke called St Michaels Retail Park and the development of Apex Park Industrial Estate in Leighton Buzzard containing 13 industrial warehouse units.

Andy started his career in a property management role and therefore has experience in both property and asset management. Whilst Andy now solely focuses on asset management at Estama he has an excellent understanding of the management role and understands the importance of cohesion between the property and asset management teams.

Leasing highlights include his involvement in lettings at the new retail development in Basingstoke mentioned above. Andy did deals with the likes of Smyths Toys, Tapi Carpets, Currys and Food Warehouse whilst also creating an F&B/Leisure offer by securing deals with Nando’s, Costa Coffee, Greggs and The Gym Group. Two years into the development he was involved with the relocation of Tapi carpets within the park to facilitate the amalgamation of two retail warehouse units, this enabled DSG to occupy a flagship 20,000 sqft unit. Once fully occupied he was involved with the sale of the investment to Glasgow City Council.

In addition Andy was involved with the development of Apex Park in Leighton Buzzard and successfully let all 13 units within 10 months from completion of the build. This asset was then sold achieving a yield of 3.25%.

Prior to Estama Andy was a Senior Surveyor at The William Pears Group.

Rebekah Clark, Associate

Rebekah is an Associate in our Property Management team, based in Glasgow. She is responsible for overseeing the day-to-day management of key locations such as Clyde Shopping Centre & Motherwell Shopping Centre.

With over 12 years of experience in the property sector, Rebekah’s career has spanned various key areas, beginning in lettings and progressing through factoring to her current focus on commercial and retail properties. Bekah brings a mix of skills and a genuine passion for her work to Estama, where she supports growth and building strong client relationships.

Before joining Estama, Bekah worked as a Senior Surveyor at Workman LLP, working across a variety of asset classes including high streets, offices and retail, including the 1.5m sq.ft. Silverburn Shopping Centre.

When she’s not working, Bekah loves spending time giving back to her community. She’s a carer for her sister and volunteers with the local Girl Guides & Carers Trust Scotland, along with being a UK Admin for a gaming community.
